Closing

In order for us to process the necessary waiver and release that you will need for the closing, the following will first need to be completed.  The assessment account will need to be paid and be current through the month of closing.  
 
Please provide us with the following information and we will forward the documentation.  
 
  • Sellers name and address
  • Sellers Attorney contact information including name, phone and email
  • Buyer’s name 
  • Selling Price
  • Closing Date
  • Census sheet completed by the buyer - Email CMS to obtain the form
The closing packet will come from our office and includes the Paid Assessment Letter, 22.1 Disclosure, Governing Documents and Budget.  Our fee to cover the costs of processing the release and waiver package is $350.  Please note if a closing packet is required with 48 hours or less notice there is an additional $150 rush charge for the packet.  Make your check payable to CMS Company and mail to PO Box 387, Downers Grove, IL 60515.
